Rent by area

Rents vary enormously by neighbourhood. Bedsitters in Kasarani, Githurai and Kahawa typically run well below what a one-bedroom costs in Kilimani or Westlands. Lavington, Kileleshwa and Runda sit higher again.

Budget for more than rent: water, garbage, service charge and often a separate security levy.

The viewing fee scam

You are shown a house, asked for a viewing fee in cash, and the agent disappears. Or several agents show the same house and all collect fees. This is the single most common rental fraud in Nairobi.

A legitimate agent is paid by the landlord on a completed let, not by you for opening a door. Never pay cash to view.

The deposit problem

Deposits are commonly one to two months plus the first month up front. The dispute is almost always at the end, over what gets deducted.

Photograph everything on move-in day, with dates. Get the inventory in writing. If the deposit is held in escrow rather than by the landlord directly, you have recourse.

What to verify before signing

• That the person letting it actually owns it — ask for the title
• The exact service charge and what it covers
• Water source and whether there is a borehole
• Whether the rent includes garbage and security levies
• Notice period and deposit return terms in writing
